Garage Conversion Cost in San Diego: What Your Garage Is Really Worth as a Home

Garage converted into a home in San Diego

Walk into most San Diego garages and you will find the same thing: boxes, a bicycle nobody rides, and about 400 square feet of the most expensive real estate in the county sitting empty. A two-car garage in Mira Mesa or Scripps Ranch is roughly the size of a studio apartment — and a studio apartment in San Diego rents for real money. The question is not whether the space is worth something. It is whether converting it costs less than the home it becomes.

The Number: $80,000 to $150,000, and Why the Range Is Wide

A garage conversion in San Diego typically runs $80,000 to $150,000. That is the planning range we quote from at XLNC, and it is less than half the starting cost of a new detached ADU — because the slab, the walls, and the roof already exist. You are not paying to build a structure. You are paying to turn a storage box into a legal, comfortable home.

What moves a job from the low end to the high end is almost never the finishes. It is the slab and the services. A garage floor usually sits several inches below the house floor, so we raise it or ramp it. A garage has no plumbing, so a bathroom means cutting the slab and running sewer and water. And a garage was never insulated, so walls, ceiling, and a proper heating and cooling setup go in from scratch. On a recent Mira Mesa (92126) conversion, the plumbing rough-in and the panel work were a third of the job — the drywall and paint were the cheap part.

Compare that with a new detached ADU, where our starting construction rate is $300 per square foot for 600 square feet and up and $350 per square foot under 600. A 400-square-foot detached studio starts around $140,000 before site work, permits, and design. The same 400 square feet inside an existing garage often lands lower — and skips the grading, the foundation, and the utility trench across the yard entirely.

What the Finished Space Is Worth

Do the rent math the way our clients do. A well-built San Diego ADU can rent for up to $3,500 a month depending on size and neighborhood. A converted garage is smaller than a detached unit — usually a studio or a compact one-bedroom — so take a conservative number, say $1,800 to $2,400 a month in most of our neighborhoods. At $2,000 a month, a $110,000 conversion pays for itself in gross rent in about four and a half years. That is before any lift in the property's value, and before the option of housing a parent or an adult child instead of a tenant.

There is also the use case nobody puts in a spreadsheet. A garage conversion is the fastest legal second unit you can build in San Diego. Permits run 2 to 3 months and construction 5 to 6 months on our detached jobs; a conversion usually comes in at the short end of both, because there is no new structure for the city to review from the ground up. If you need the space for family this year rather than next, that matters.

When a Garage Conversion Is the Wrong Call

Not every garage should become a home. Three honest checks we run before we quote:

1. Parking. San Diego does not require replacement parking for a converted garage in most cases, but losing your only covered parking hurts resale in some neighborhoods — and your own daily life. If street parking on your block is already a fight, think twice.

2. The slab. Some older garages sit on thin slabs with no vapor barrier, or the slab has settled and cracked. Fixing that is real money, and on a bad slab a detached unit on a fresh foundation can be the better build.

3. The ceiling. A garage with a low ceiling and no room to raise it makes a cramped home. We measure headroom on the first walk, because a ceiling that feels like a basement will not rent like a home.

If all three check out, the garage is usually the cheapest legal unit on your lot — cheaper than a junior ADU in some cases, since a JADU at $40,000 to $80,000 still means carving up your existing living space. What the Permit Path Looks Like

A garage conversion is still a permitted ADU in the city's eyes, so the process is the same one we run on every job: design and engineering, plan check, permit, build, final inspection. The difference is speed — fewer structural questions, no grading plan on a flat lot, no new utility trench. One thing to know upfront: an unpermitted garage conversion is one of the most common code violations we get called about, and legalizing one after the fact costs more than permitting it right the first time. If your garage was already converted without permits, ask us about the legalization path before the city finds it.

Frequently Asked Questions

How much does a garage conversion cost in San Diego?

Typically $80,000 to $150,000, depending on the slab, plumbing, and electrical work. It is usually the lowest-cost way to add a legal second unit, because the structure already exists.

Do I need a permit to convert my garage in San Diego?

Yes. A garage conversion is a permitted ADU. An unpermitted conversion can draw a code violation and costs more to legalize later than to permit upfront.

How long does a garage conversion take?

Plan on 2 to 3 months for permits and a shorter build than a detached ADU — often 3 to 5 months of construction once permits are in hand.

Can I rent out a converted garage?

Yes, as a permitted ADU it can be rented long-term. Short-term rentals of ADUs are restricted in San Diego, so plan on a long-term tenant or family use.
